Connecting approved design with construction.
Detailed design turns decisions into precise dimensions, materials, build-ups, connections, equipment locations and construction methods. A coordinated package reduces unresolved issues during execution and supports meaningful quality, cost and programme control.
This stage is completed after permitting and before procurement. Permit design provides the basis; detailed design develops the construction information. If a choice changes the approved solution, the required update or revision process is checked before execution.
What it includes
01Architectural construction drawings
Dimensioned plans, elevations and sections, levels, wall layouts, flooring and ceiling drawings. Window and door schedules, bathroom and kitchen elevations, and details for stairs, railings, wardrobes and bespoke assemblies. Dimensions and positions are coordinated with structures and services.
02Structural drawings and construction details
Foundation, formwork and reinforcement drawings, connection and anchorage details, steel or composite assemblies and reinforcement schedules where required. Penetrations, openings and embedded elements are coordinated with MEP design. Changes are checked by the responsible designer before execution.
03MEP construction drawings
Final routing and sizing of water, drainage, heating, cooling and ventilation networks. Equipment, manifold, electrical panel, lighting, switch, socket and low-current locations. Includes diagrams, support details, plant-room requirements and maintenance access, plus lifts, pools and automation when included in the project.
04Envelope, thermal insulation and waterproofing
Details for external insulation, roofs, basements, balconies and wet areas. Thermal bridges, frame interfaces, joints, falls, drainage and terminations are resolved. Layer build-ups, thicknesses and system continuity are defined so critical interfaces are addressed before construction.
05Interiors and bespoke assemblies
Detailed drawings for kitchens, bathrooms, wardrobes, joinery, suspended ceilings, lighting and finishes. Final dimensions are coordinated with services and equipment; samples and material schedules are linked to the drawings. Supplier shop drawings are reviewed against the design before fabrication, within the agreed scope.
06Landscape and external works
Levels, falls and stormwater drainage, paving, stairs, ramps, boundaries and railings. Retaining structures, pools, lighting and irrigation are coordinated where specified. On sloping sites, the relationship between building, terrain and external circulation is reviewed as a whole.
07Design coordination and conflict review
Common backgrounds and consistency checks across architecture, structures and MEP. Network conflicts with beams, ceiling clearances, shafts, openings and equipment space are reviewed. Open issues and revisions are recorded; BIM can support coordination when included in the commission.
08Technical specifications and selection schedules
Materials, systems, performance requirements, installation methods, samples and inspection points are specified. Finish, frame and equipment schedules define comparable selections and quotations. Final choices are approved by the client with cost and availability review.
09Quantity take-offs, detailed budget and tender
Itemised quantities, clear measurement units and a common basis for contractor and supplier quotations. Detailed design supports the project budget, quotation comparison and definition of each work package. Exclusions, provisional allowances and selections still awaiting finalisation are recorded.
10Construction issue package and revision control
Coordinated drawings and documents issued for construction with identifiers, dates and revisions. Current drawings, pending approvals and technical-query procedures are defined. Construction support and final as-built records are organised as separate deliverables according to the commission.
