1. Information and initial review
Title documents, Land Registry information, existing permits or declarations, a current survey and access data are collected. Plot compliance, permitted uses, planning parameters and special constraints are reviewed. This stage establishes whether the project can proceed.
2. Concept design and approvals
The brief becomes an initial design checked for area, height, coverage, setbacks and terrain integration. At the same time, approvals required from boards or authorities are mapped. The exact route depends on the property’s location and characteristics.
3. Developed architecture and engineering
Once the preferred solution is selected, architecture, structure, MEP, energy design and supporting documentation are developed together. Equipment locations, routes and structural elements must be coordinated before submission.
4. Submission, review and issue
The file is submitted electronically with the declarations, drawings, studies and approvals applicable to the project. Depending on category and procedure, review comments or supplementary information may follow. Unified management keeps all disciplines consistent.
5. From permit to site
Permit issue does not mean construction begins without further preparation. Approved drawings, notifications, supervision, inspections, safety documentation and contractors must be coordinated. Overall duration depends on completeness, complexity and required approvals.
